Developing a Plan
Now that you have decided to build a new house, your first priority is to establish some parameters of the "houseplan" that meets your requirements…
1. Size
How much house do you need? Obviously, if you have a "growing family" your space needs are different from those of an "empty nester".
2. Configuration
One Story vs. Two Story ? Generally, this is a "lifestyle decision" in terms of preference… for example, many retirees want one-story living or at least the Master Bedroom- on the 1st Floor. While young families may wish to have all bedrooms in close proximity to one another for safety reasons, etc.
3. Architectural Style
A Cape, Split-level, Colonial, Ranch, etc.- what style do you like?
This is a matter of "personal choice"- so it is important you become familiar with the variety of styles available. Purchasing a Home Plan Book or magazine is a good beginning to view the variety of house styles.
4. Specifications
Remember, you need to focus on the materials you wish to incorporate in the building of your new home. Flooring, Kitchen Cabinets, Plumbing Fixtures, Electrical are a few examples of items needed to be decided upon. Review specifications carefully with your builder to be sure you understand what materials are being specified.
5. Orientation
Be sure to keep in mind, the orientation of the rooms in relation to the property site and its North-South orientation. For example, ask yourself, which rooms you want to have a southerly exposure, etc. Additional site planning (septic design) can be explored with your builder.
