What is EIFS?

Exterior Insulation and Finish Systems (EIFS) are multi-layered exterior wall systems that are used on both commercial buildings and homes. They provide superior energy efficiency and offer much greater design flexibility than other cladding products.

Most EIFS systems are specially formulated with 100% acrylic binder, which gives EIFS superior resistance to fading, chalking and yellowing.

"Barrier EIFS" and "Water Managed EIFS"?

What is the difference between "Barrier EIFS" and "Water Managed EIFS"?

Barrier EIFS is installed with the assumption that absolutely no moisture will penetrate the cladding. Unfortunately, the slightest opening in the cladding will allow moisture to enter. An example is a window or door that was improperly caulked. Once the moisture has entered, it cannot escape...the result is damaged substrate.

Water Managed EIFS is installed with the assumption that water will penetrate the cladding. Subsequently, steps are taken during the installation to allow moisture to exit to the atmosphere. No moisture, no rot. Some companies offer only the Water Managed EIFS. However, the Barrier EIFS is still being installed in much of Acadiana.

What is an EIFS Moisture Survey?

The purpose of the survey is to determine if moisture has penetrated the cladding. The survey involves probing the cladding with special moisture sensing equipment. Two six inch probes are inserted to the depth of the substrate (sheathing), and moisture is measured in percent. If the moisture content is over 30%, then rot is usually present and further investigation is done. By the way, the holes are very small and filled in later to the exact texture of the original finish coat.

Fees are based on surface area. An average, single-level wall costs $450. Chimneys, dormers, and parapet walls are charged separately. The inspection includes a complete examination of all windows, doors, and other penetrations using special electronic probes. A complete written report with photographs is included. Compared to the cost of continued deterioration of the substrate, the cost of a survey is small. Moisture damaged wood is something like cancer. You have to stop it from spreading, or cut it out. The first step to stopping it, is to have a survey performed. Today!

How do I take care of my EIFS?

Periodic maintenance should include thorough checking of the flashing and sealing to ensure that the building envelope remains watertight. Damaged or missing flashing should be repaired or replaced immediately; likewise, cracked or deteriorated sealants should immediately be repaired, or removed and replaced.

EIFS also have excellent resistance to dirt, mildew and mold, which helps keep the building exterior looking clean and freshly painted. Should the surface ever become soiled, it can usually be cleaned by hosing it down.
